What is included in your inspection?
We perform a visual inspection to identify any significant deficiencies of the accessible systems and components of the home. We inform you of any conditions that are unsafe, in need of repair or replacement, or that need your attention. The following areas are included in the inspection:
EXTERIOR
• Roofing - any roof coverings, chimney, flashings, gutters and drainage
• Cladding - siding, trim, doors and windows
• Exterior Framing - decks, porches, patios and stairs
• Landscaping – driveway, walks, grading, retaining walls
• Electrical – service, meter, exterior outlets
• Garage (Attached or Detached) – safety features, storage areas, sub panels, etc.
• Out Buildings (if ordered) – i.e. pool house, sheds, etc.
INTERIOR
• Basement – foundation, crawl spaces (if accessible), finished rooms
• Attic – ventilation, insulation, roof sheathing
• Electrical – main and sub panels, outlets, lighting
• Plumbing – hot water system, supply and drainage systems, venting
• HVAC – boilers, furnaces, ducts, safety features
• Interior – living areas, windows, doors, stairs and rails
• Bathrooms – fixtures, flooring, ventilation, functional flow and drainage
• Kitchen – fixtures, appliances, flooring, cabinets and coutertops
Vesta performs a visual non-invasive inspection. Therefore, every effort should be made to ensure all areas to be inspected are visible and accessible. Prior to the inspection, ensure that all utilities and systems are in service. In the event that Vesta should have to return to re-inspect any of the systems, an additional fee will incur.
During our inspection you are strongly encouraged to be present to ensure that any and all of your questions and/or concerns are answered. Following the inspection, we will walk through the house and discuss all of our findings with you. Every inspection report is comprehensive and consists of descriptive findings featuring high-definition color images and their corresponding reference points. You will receive your detailed home inspection report in a timely manner via email following the inspection.
